RADON MITIGATION (REDUCTION)

 

JFM Inspections, Inc. offers the services of a New Jersey Licensed Radon Mitigation Specialist.  Francis West (Fran) is licensed in the State of New Jersey to install Radon Mitigation systems to help alleviate radon gas problems that may be present in your home.  Every radon mitigation system proposed by JFM is designed and installed by Fran following the strict New Jersey Department of Environmental Protection installation protocols.

A typical radon mitigation system consists of a 3 inch PVC vent pipe designed to re-direct sub-surface soil gas from under the basement, crawl, or surface slab to above the roofline.  The 3 inch PVC piping is either connected to an existing sump well or a hole drilled directly through the slab and routed to the exterior of the home.  The system design may include from 1 to 4 access points drilled through the slab and is dependent on how many points are needed to lower the radon gas to a safe level.  In addition, we install a condensation bypass drain at no additional cost.  Radon reduction systems draw moist air through the piping.  This moist air condenses inside the pipe and drips back through the system.  Excessive condensation through the fan motor can cause premature failure of the motor which is the most common cause of a system failure.  Our drainage system will bypass the fan motor which has been proven to help reduce this cause of fan failure.

Some clients are eager to install the radon mitigation themselves.  If a client owns the home and it is not involved in a real estate transaction, we will work closely with you to make sure the system you install meets the New Jersey State standards.

 

PASSIVE RADON SYSTEMS

 

Many newer homes are constructed with what is called a "passive" radon system.  Passive systems have all the piping needed to mitigate for radon but do not have the fan installed.  This may consist of a 3 or 4 inch PVC pipe that is connected to the foundation drain and routed through the walls and attic, exiting through the roof.  The lack of a fan means that sub slab depressurization will not be maintained.  Sub slab depressurization is one of the focal points of a radon reduction system.  The passive system may be adequate to lower radon gas levels, however, we strongly recommend checking the radon level to make sure the addition of a fan is not needed.  If a fan is necessary to lower the radon concentration to a safe level, an electrical outlet is usually available (installed by the builder) near the vent pipe in the attic to allow the system to be retrofitted with a blower/fan.

 

COST OF A RADON MITIGATION (REDUCTION) SYSTEM

 

The exact cost of a radon mitigation system will vary from home to home.  A full system from scratch typically range in cost from $1,300 to $1,900.  A retrofit system typically ranges from $700 to $900.  Our fee includes the costs associated with obtaining necessary township permits as well as fees associated with hiring a licensed electrician to properly tie the mitigation system into the house electrical.  In addition, our proposal for a radon mitigation system is a price guarantee.  If the follow up radon testing does not lower the radon gas level below 4.0 pCi/L, JFM will modify the system at our own cost.  Clients may opt to obtain their own permits and hire their own licensed electrician at their own cost.  For more information on Radon Mitigation Systems, you can contact Fran West at franwest@jfminspections.com or directly at (609) 820-8958.
